External Insulation, Repairs and Rendering
The house was built in 2006 with cavity walls in an exposed location and was suffering from damp, condensation and a basement filling up with water.
We surveyed the property and identified that the cavity trays over window heads and to the basement were incorrectly installed, and that loft insulation had been used instead of cavity wall insulation, which lacks a waterproof silicon coating. Insulation levels were very poor even by 2006 standards.
The before works photo shows extensive staining of brickwork externally, the problem was worse internally.
We designed new cavity trays for the basement perimeter and window heads and cills. We also designed an insulated render system using wood fibre and lime plaster, which would allow the damp walls to dry out. Widows were removed, lintels inspected and replaced where necessary, then windows refitted with improved waterproofing and draught proofing on new precast stone sub cills that were designed with integral insulation.
