Phase 3 commences of this Edwardian house in Leigh on Sea, which is being upgraded step by step by the owner, with our assistance. The first step was the replacement of the draughty timber suspended floors and installation of concrete floors with underfloor heating.

Stage 2 was the greatest challenge, the previously converted loft was incrediblly draughty, so much so that we could not get the whole house up to pressure during the air test. The interior was stripped out and airtight membrane and thermal insulation added by the client to our design. MVHR ducting was installed during this phase.

We are now entering the external insulation and reglazing phase, using Internorm windows. This involves altering eaves; drainage; rainwater goods; and cills, so it is the most complex.

Future Phase 4 will be the solar shading to the south elevation. Our client resorted to desparate measures last summer to keep the sun out!
