This tiny project for a bed and breakfast in Tenterden has been bubbling away in the background for a while, progress being made during the winter seasons, and now starting on site. The proposal is to create the only disabled accessible holiday let in the historic town, as part of the Little Dane Court B&B. Works are being carried out in 2 stages- Stage 1 is the refurbishment of the existing building, Stage 2 is an extension to form an open plan living room and Japanese style bathroom.

The main property is Grade II listed, and the detached building abuts a boundary, so the refurbishment needs to satisfy both historic requirements as well as fire requirements, and party wall matters.

The existing building is timber framed at first floor level and was insulated in the usual way with a well known yellow plastic foamed insulation board, with typically poor fit between wonky timber studs. It is as if builders think roughly stuffing this product into gaps has a magical effect, it does not. Thankfully the successful tenderer, Owenbeg, are masters at neatly fitting the correct types of insulation and creating air tight buildings. On a small building the quality of fit is even more important.
